In most real estate transactions the agent works for the Seller.  A Buyers Agent works for YOU.  Knowledge is power and we level the playing field by giving you the power and knowledge that the seller already possesses.  When you call the sign in front of a property, it is almost certain that the agent answering your call has promised the seller that they will “attain the highest price possible” for their client.  For them to say that they now represent you as the buyer causes an inherent conflict of interest.
