About Our Team
The principals, Phil Griffin and Janet Griffin are a husband and wife team with a combined 45 plus years of business management experience.
Phil Griffin Broker-GRI is a principal in the firm and a licensed Florida Real Estate Broker. Mr. Griffin has commercial leasing, sales and commercial property management. Phil has a BS degree in Economics from Utica College of Syracuse (1980), a Florida Brokers License, is a Graduate Realtor Institute graduate (GRI) and is currently a Certified Commercial Investment Manager (CCIM) candidate.
Phil successfully developed Built Smart Condos, the first Green sustainable multifamily (8 unit) housing project on Amelia Island in 2005-6. He is the project manager for Yulee Professional Plaza Phase II, a new mixed use 41,000 square feet office-retail development in Yulee, Florida. Phase I of the project has been completed with 20,000 square feet fully leased.
Prior to moving to Amelia Island in 2001, Phil and his wife Janet owned and operated one of Alaska’s most successful restaurant, Chair Five at the base of the Alyeska Ski Resort in Girdwood. With 20 years of hospitality management and small business ownership, he understands the issues of small business face. He expertly assists clients in handling the real estate, financial, zoning, permitting and numerous other issues that arise in a business transaction.
Janet Griffin is a principal and Office Manager. Janet has a BS from Northern Arizona University (1978), is a former Mathematics teacher and has over 20 years of bookkeeping, office organization and property management experience. In addition to maintaining office paperwork, she handles cash flow management, accounts payable and accounts receivables.
Mechele Hutto is the Office Manager and handles client enquiries, coordinates marketing and keeps the paperwork and office running smoothly. Mechele was formerly as real estate agent licensed in North Carolina and has been working in the real estate industry for 6+ years.
Marcia Brown is a licensed real estate agent specializing in Buyer and Tenant Representation. She has successfully negotiated the purchase and sale of over 60 properties in and around Amelia Island, including office and retail since 2003. Marcia had her own Help U Sell franchise for 2 years and began with Watson Realty in Fernandina Beach.
Ramsey H. Walker is the Property Manager and holds a Florida Real Estate License as well as a CAM License. Ramsey has a BS degree from Louisiana Tech University and was born and raised on Amelia Island. He has worked in the Real Estate insdustry for over 4 years and is very familiar with the local market.
About Green Building…

Amelia Coastal Realty’s Office may not look like a gas station today, but it is a former Brownfield site. When Phil and Janet were searching for a building to house the new office there were no buildings that were new and energy efficient. This former gas station became the perfect site for a test project to build an energy efficient building using sustainable building practices.
Plans were submitted to the City of Fernandina Beach in early 2005. Unfortunately local Ordinances were not written to allow sustainable building standards such as low water usage and on site water retention. A local Green development expert and friend, Darryl Duffe, then designed the 1,500 square foot building and redeveloped the site to allow for on site water retention, low energy usage and at the same time enhance the street appeal as an office. The former 100 feet of entrance for the gas station was narrowed to 16 feet. 500 square feet of impervious asphalt along the front of the parcel and planted with native species that required no water once bedded. The parking lot was sloped to self water the plants and eliminate most site runoff.
The building itself was stripped down to one block wall and the footers. Clean concrete and block debris were donated to local property owners with riverfront for use as erosion control material (rip rap). The building was then reconstructed using Structural Insulated Panels (SIPS) and the roof system sealed with Icynene to further minimize heating and cooling. Low voltage lighting, low VOC paints and other green products were installed to minimize green house gases and minimize energy costs. Other features include solar lighting, low flush toilets, low voltage lighting and a high efficient HVAC system. Monthly electric bills average $74 and water bills are less than $35. Total energy usage on the 1,250 net square foot heated and cooled building is less than $1.10 per square foot per year.
